Electronic Land Register Extracts Now Recognised as Official Documents
As of 31 March 2026, electronic extracts, excerpts and certificates obtained from Poland's Central Land Register Information System (Centralna Informacja Ksiąg Wieczystych) carry the same legal force as documents issued directly by a court.
This is a significant practical change for all parties involved in real estate transactions in Poland.
Key implications:
- Electronic land register extracts downloaded from the system — including printed copies — are now treated as official documents
- No need to obtain a court-issued paper extract for the purposes of real estate due diligence or transaction documentation
- New fee schedule has been introduced for land register services (fees vary depending on document type and whether obtained electronically or in paper form)
- The change streamlines real estate transactions, financing processes and legal proceedings involving property
What businesses and individuals should do:
- Update internal procedures for real estate due diligence to reflect the new status of electronic extracts
- Review contractual requirements that previously specified "court-issued" extracts — these may now be satisfied by electronic documents
